Located in Port Charlotte, the Edgewater area stretches from US 41 to Midway Blvd. While Edgewater Drive continues into the O’Hara area, the Edgewater area ends at Midway.

Waterfront homes with excellent boating access make up most of the area. Most of the homes were built in the 1960s or 1970s and have 2-3 bedrooms. There are some newer homes near Grassy Point and some that were built in the mid-2000s after Hurricane Charley.

Boaters love this area for its quick access to Charlotte Harbor and controlling depth of 3-3.5 feet at mean low water. Those with sailboats and powerboats are likely to find a home and dock that suits their needs.

While the area has no deed restrictions or homeowners association, it still feels quite private. Most residents live on small, no outlet streets that end in cul-de-sacs.

Home pricing starts at around $50,000 for a non-waterfront home. Waterfront properties can be divided into three categories: those with powerboat access, those with sailboat access, and those with harbor views. Powerboat access home prices can be as low as $140,000; while sailboat access pricing starts at $200,000. For a harbor view older, smaller home pricing starts at around $500,000 while newer, larger home prices may be $1 million+.
